Marysville

Marysville, Ohio has a slogan "Where the grass is greener" and it is hard to argue the point if inexpensive living, good schools, a great economy, multiple entertainment opportunities and low crime are on your list of criteria. Located in the heart of the Buckeye State, with a little over 25,000 people and a thriving local economy, the city's central location gives you all Ohio has to offer.

If you are looking at Marysville homes, but are still on the fence, here are several reasons you should buy in this picturesque and affordable market.

A Growing but Stable Economy

Marysville serves as the headquarters for Scotts Miracle-Gro Company and both Nestle (Research and Development,) and Honda (Accord manufacturing) operate major operations here. Additionally, Marysville is home to several manufacturing companies, including Univenture and Parker Hannifin.

There is also a regional Goodyear manufacturing facility located in the city and both in and immediately surrounding Marysville are several family-operated farms as well as an Ohio State University agricultural extension office.

The city is home to multiple physicians' offices and the recently renovated Memorial Hospital, which is a 107-bed facility offering primary, emergency and long-term nursing care as well as lab and imaging services. The hospital also has an occupational health center that offers rehabilitation services.

A heart center is managed by The Ohio State University and at the City Gate Medical Center, there are facilities for sports medicine, mental and emotional healthcare, physical therapy, orthopedics, urgent care and an independent imaging location.

Superb Media and Communications

In terms of communications, Marysville has over 10 internet providers, both commercial and residential, all the major cellular companies and multiple cableTV companies. The entire city has both cellular and internet coverage, with very few dead spots.

The Marysville Journal-Tribune covers local and state news and was a recipient of the "Best Website in the State Award" by the Associated Press. Local television is out of Columbus

Overall, with low unemployment and a stable and continually growing economy, Marysville is a great place to relocate, find a job or continue a career.

Affordability and Livability

The Marysville real estate market is healthy because the city offers a lot from many different perspectives. Homes are still relatively inexpensive; the average cost is about $290,000.

The median household income is $61,000 and the unemployment rate is roughly half the national average. Additionally, crime is low for a city of Marysville's size.

There are multiple transportation avenues, including the Union County Airport and multiple major and minor highways to access the rest of the state. The city provides water and sewer, is one of the first cities in Ohio to use inflatable dam technology to manage water supplies, and is services by both Dayton Power and Light as well as AEP Ohio.

Location

The city is centrally located within Ohio. Columbus is about a half-hour away, Dayton a little over an hour and Cleveland is just over two hours.

If points beyond Ohio are the goal, Pittsburgh, PA is a 3-and-a-half-hour drive and Chicago, IL takes just over 5 hours to get there by car.

All that means that within a day's drive, you can get to every major destination point in the Mid Central USA as well as several international airports.

Popular Neighborhoods

Mill Valley

Mill Valley is the largest neighborhood in Marysville City. It started in 1990 and had 4 builders at the time. They were MI Homes, Dominion (now Pulte Homes), Arlington Homes and Ryan Homes. It currently has over 700 homes with a variety of split level, ranch, 2 story and 5 level split floor plans. It has a new condo subdivision by Ryan Homes that is almost all built out  

Scott Farms

Scott Farms was started in 1998 and is an exclusive MI Homes subdivision and is all built out. It has around 300 homes and is located off of St Rt 4 North of St Rt 33. It has a variety of ranch, 2 story, and 5 level split floor plans. Many of the older original homes are on a slab foundation. 

Adena Pointe

It started out as a Beazer development until the economy tanked around 2007 and then new a developer took it over but they also went under.

Eventually it became a Fischer Homes neighborhood and they are in the process of finishing out this neighborhood now. 

Average price point is currently around $400,000 and sports 2 story, ranch and 5 level split floor plans 

Walker Meadows

Walker Meadows is located on the southeast side of Marysville and was initially developed for custom homes until the market crash of 2008 caused the development to stop for a while. Then Fischer Homes bought it and built out all of the lots with 2 story and 5-level split homes. The interior area of the neighborhood is being built out with attached ranch style condos. 

Average price point is around $300,000. 

 

Education System

The Marysville, OH school district has just over 5,000 students that attend 5 elementary schools (K-4,) 1 intermediate (5 and 6,) one middle school (7 through 8) and 1 Early College/STEM high school (9-12, a little over 900 students.)

The schools employ over 300 teachers and 200 support staff and offer accredited Advanced Placement (AP) as well as College Credit Plus (CCP) opportunities. For the years 2016, 2017 and 2018, the District won the Ohio State Board of Education Momentum Award for exceeding student growth goals.

Responsive and Friendly Local Government

Marysville government is overseen by a City Manager who reports to the City Council. All public meetings are available by attending in person, through printed (online) minutes or via a zoom broadcast.

The City Manager oversees the Engineering, Finance, Fire, Human Resources, Information Technology, Police and Public Service Departments. The official city website is located here.

Whether it is culture, recreation or public festivals, the City of Marysville has something for everyone, or it is just a short drive away. It is home to over 16 parks and walking trails. Each park offers something different, including but not limited to:

Outside of Marysville, you can enjoy tourist attractions like Piatt Castles, Covered Bridges of Union County and Big Darby Plains Scenic Byway. Mad River Mountain offers skiing, snowboarding and snow tubing. There are also several horse farms, campgrounds, equine centers and multiple local golf clubs.

Finally, a short drive away, Columbus offers athletic, arts, theater, historic and dining events and places you will not want to miss.
