Home Prices — The headline number is hard to ignore. The median sales price hit $451,000 in January 2026, representing a 24.8% increase over January 2025. The average sales price of $438,564 reflects a 19.4% year-over-year gain. Marysville homeowners have accumulated substantial equity over the past twelve months.
Sales and Pending Activity — 23 homes closed in January, a modest 4.5% increase over the prior year. Pending sales held steady at 29 — exactly matching January 2025 — which signals consistent buyer demand heading into the spring market.
Inventory — Active inventory grew to 60 homes, up 27.7% from 47 a year ago. While that growth may sound significant, context matters. With only 1.4 months of supply, Marysville remains deeply undersupplied. A balanced market typically requires five to six months of inventory, which means sellers still have a meaningful advantage.
Days on Market — The median days on market was 31 days in January, up slightly from 28 days a year ago. Homes are taking a touch longer to sell, but the pace remains brisk by any historical standard. Understanding how days on market affects your pricing strategy is something every Marysville seller should read before listing.
List Price to Sale Price Ratio — Sellers received 98.1% of their asking price on average, down from 101.1% in January 2025. The era of routine overbidding has cooled, but sellers are still closing very close to asking price when a home is priced correctly from day one.
What This Means for Buyers

If you've been sitting on the sidelines waiting for more options, the January data offers some encouragement. Active inventory is up nearly 28%, and the list-price-received ratio has dropped below 100% for the first time in recent memory — meaning buyers have a real opportunity to negotiate on price, inspection items, or closing costs that simply didn't exist during the peak bidding war years.
That said, this is not a buyer's market. With 29 homes already under contract and only 1.4 months of supply on the shelf, competition is still very real for well-priced homes. Getting pre-approved and moving decisively on the right property remains essential. Our Home Buyer Financing Help page is a great starting point if you're still working through your financing options.
One smart approach right now: use the growing inventory to your advantage by making multiple-offer comparisons and negotiating strategically rather than simply overbidding. Winter also tends to be one of the better times to buy before the spring market tightens conditions again. What This Means for Sellers

If you've been thinking about selling, the January 2026 data makes a compelling case for acting with intention — and soon. A 24.8% increase in median price year-over-year means Marysville homeowners are sitting on significant equity right now. The question is how to capture it effectively in a market that is shifting from extreme seller dominance toward something more balanced.
The key nuance: with more homes on the market and slightly longer days on market, pricing strategy matters more than it did in 2022 or 2023. Overpriced homes are sitting. Well-priced, well-presented homes are still moving quickly and closing at or near full asking price. Our full Marysville Seller Playbook walks through how to position your home for maximum results in today's conditions.

National Context: What's Happening Beyond Marysville
Real estate markets across the country are navigating elevated prices, gradually rising inventory, and buyers adjusting to a higher-rate environment. The communities continuing to see the strongest demand share a common profile: stable local economies, quality schools, and lifestyle appeal at a reasonable price point relative to major metros. Marysville checks every one of those boxes.
While coastal markets and overheated Sun Belt cities have seen meaningful corrections, Central Ohio — and Marysville in particular — continues to outperform due to its economic stability, Honda-driven employment base, and the steady influx of buyers seeking more value than Columbus proper can offer at these price levels. A Word From Jim West
Marysville and Union County Ohio continues to be the hottest selling county in Ohio...
Marysville and Union County Ohio continues to be the hottest selling county in Ohio. However, home owners must ensure their home is move-in ready since buyers can afford to be more picky with the increased inventory we are experiencing. Days on market has gone up over the winter months, but with the warmer weather just around the corner, buyers will have more competition when writing offers on homes.
I strongly suggest that buyers who do not want to compete for their next home purchase, take a serious look at homes that have been on the market for at least 14 days or more.
They have a stronger buying position on those homes.
Sellers should not be mis-lead with the high average sales price and median sales price for January 2026. That number will come down significantly in Februay. Enjoy the moment for now.
