About the neighborhood
Marysville's east-side premier community.Adena Pointe sits on Marysville's east side near the intersection of State Route 36 and US-33 — one of the best-positioned neighborhoods in Union County for commuters heading to Honda, Dublin, or Columbus. The community started with Beazer Homes in the mid-2000s, passed through a period of custom home building, went through a developer bankruptcy around 2009, and has been built out primarily by Fischer Homes ever since. That layered history is visible in the homes: you'll find a mix of Beazer-era production homes, one-off customs on larger lots, and Fischer's current lineup all sitting side by side on the same streets. What you won't find many places in Marysville: a community pond with a fountain, a dedicated playground, black split-rail fence lining the main boulevard, and the annual All Ohio Balloon Fest visible from your back yard every summer — the Union County Airport is just next door. Homes here are among the largest in Marysville at a median 2,798 sqft, and the $498,304 median sold price reflects a neighborhood that consistently draws buyers ready to step up. |

Homes in Adena Pointe
Three home types reflect Adena Pointe's layered building history. Understanding which era a home comes from — and what that means for floor plan, lot size, and finish level — is the most important thing to know before you start shopping here.
|
Two-Story
~70% of homes
The dominant Adena Pointe floor plan across all three building eras. Typically 3–5 BR with 3 baths and a 2-car garage, ranging from 2,000 to 4,600+ sqft. Newer Fischer two-stories (2020–2026) are the most common listings and tend to sell fastest. Recent sales range from $450,000 to $560,000+.
|
Ranch
~13% of homes
Single-level living on a larger-than-average Adena Pointe lot. Ranch homes here range from 1,600 to 2,100 sqft, typically 3 BR with 2–3 baths. Consistently in demand from downsizers and Honda associates wanting one-level living at a premium address. Entry point to the neighborhood for buyers watching price.
|
Custom
~15% of homes
One-off custom homes built during Adena Pointe's transition era (mid-2010s), typically on the larger lots along Woodline Drive and Adena Pointe Drive. These homes stand out for their individual character — often 3,000–4,700+ sqft with 3-car garages. Most recent custom sale: $558,000 and $525,000 for a 4,663 sqft home in 2026.
