Pre-Listing Checklist for Marysville, Ohio Home Sellers

Not because the work is hard, but because the paperwork — disclosures, HOA documents, title records — takes longer to gather than anyone expects. After 22 years selling homes in Union County, I've built this checklist around one idea: the first showing now happens on a phone screen, so everything you do before photo day matters more than everything you do after.

Work through the eight sections below in order. Sections 1 through 7 are yours. Section 8 is what I handle once you sign.

HOW LONG DOES PRE-LISTING PREP TAKE?

For a typical Marysville home in good condition, plan on two to four weeks from decision to photo day. Homes needing repairs or with HOA documentation to track down often run six weeks. The single biggest delay is waiting on paperwork — which is why Section 1 comes first.

1. Documents & Disclosures

Ohio Residential Property Disclosure Form for a Marysville home seller

Start here, and start early. In Ohio, sellers of most residential properties are required to complete the Ohio Residential Property Disclosure Form and deliver it to the buyer before a purchase contract is accepted.   • Collect deed, title documents, and any liens or encumbrances

2. Initial Walkthrough & Assessment

Common Questions About Pre-Listing Prep

Do I need a pre-listing inspection in Ohio?

It isn't required. It's worth considering if your home is older or you suspect issues you'd rather find before a buyer's inspector does. The tradeoff: anything it uncovers becomes a known material defect you'll need to disclose.

Should I make repairs before listing, or sell as-is?
