Pre-Listing Checklist for Home Sellers
1. Documents & Disclosures
- Gather all past home improvement / repair records
- Obtain the seller’s disclosure form(s) required by your state
- Obtain property survey, if available
- Collect deed, title documents, and any liens or encumbrances
- Prepare utility bills, tax bills, HOA documents (if applicable)
- Order a preliminary title report (if your title company allows)
2. Initial Walkthrough & Assessment
- Walk the home with your agent and identify visible defects
- Check major systems: HVAC, plumbing, electrical, roof, foundation
- Inspect exterior: siding, gutters, roofing, drainage
- Inspect windows, doors, frames, screens
- Test all appliances, fixtures, faucets, lighting
- Look for leaks, mold, water stains, structural issues
- Evaluate curb appeal: lawn, landscaping, driveway
3. Repairs, Maintenance & Upgrades
- Complete safety items (smoke detectors, handrails, loose steps)
- Fix leaks, spalling concrete, cracked sidewalks
- Replace broken windows, doors, or damaged screens
- Patch holes/cracks in drywall, touch up paint
- Ensure all flooring is clean and in good condition
- Service HVAC, clean filters, service gutters
- Repair or replace roofing if needed
- Clean or seal driveways, walkways
- Trim trees, shrubs; freshen mulching and remove debris

4. Clean, Declutter & Stage
- Remove personal items, family photos, memorabilia
- Clear counters, closets, storage spaces
- Rent storage unit if needed for overflow
- Reconfigure furniture to open up flow
- Add staging touches: fresh linens, plants, neutral décor
- Ensure lighting works in all rooms (replace bulbs, clear shades)
- Wipe all surfaces, dust, polish hardware
5. Photography / Visuals Preparation
- Hire a professional real estate photographer
- Schedule photos at optimal daylight hours
- Prepare for twilight photos if desired
- Plan for virtual tours, 3D walkthroughs, drone shots
- Capture supporting shots: landscaping, amenities, unique angles
6. Marketing & Logistics
- Approve and finalize listing description, highlights & features
- Verify property details (lot size, square footage, year built)
- Confirm any HOA / neighborhood restrictions (signs, parking, etc.)
- Install lockbox, obtain alarm codes, key handover
- Confirm showing instructions, access rules with homeowner
- Order signage, custom flyers, brochures
- Prepare a “Coming Soon” or teaser campaign (if you use that)
- Create a pre-listing packet / marketing package for agents
7. Final Walk-Through & Quality Check
- Walk each room and exterior spot just before photography
- Make minor adjustments (straighten pillows, cords hidden, empty trash)
- Ensure all lights on, shades up, windows clean
- Stage key rooms last (kitchen, living, master bedroom)
- Deodorize, add fresh scent (neutral)
- Confirm all prior repair items are properly completed
8. Agent / Contract Tasks
- Prepare comparative market analysis (CMA)
- Draft seller net sheet / projected costs vs proceeds
- Prepare listing contract, disclosures, and paperwork for signature
- Order MLS review or compliance checks
- Enter the property in MLS once homeowner signs
- Syndicate listing to major portals (Realtor.com, Zillow, etc.)
