About the neighborhood
Marysville's most popular neighborhood.Green Pastures sits on Marysville's south side, just minutes from US-33 with direct access to Honda, Dublin, and Columbus. Originally developed in the mid-1990s and built out steadily through the early 2020s, the community has been voted Marysville's most popular neighborhood multiple times — a reputation built on its active homeowners association, walking trails and open green space throughout, and a level of architectural variety unusual for the area. What makes Green Pastures genuinely different from other Marysville subdivisions is its architectural mix. Dominion and M/I Homes were the original track-builders here through the 2000s and 2010s, putting up quality production homes priced from the low $300s into the $500s. But Green Pastures is also the only Marysville neighborhood with a real complement of true custom-built homes standing alongside the production builds — and the last remaining parcels in the subdivision are now held by Wing Homes, a local custom builder. New construction in Green Pastures today is exclusively custom. Sizes range from roughly 1,600 to 3,500+ square feet across two-story traditionals and ranches, with a smaller attached-ranch sub-section called The Retreat at Green Pastures serving downsizers. |

Green Pastures (main)
Median $410,000 · Built 1994–2020 · Track-built & custom mix
The established core. Two-story traditional and ranch homes ranging from 1,600 to 3,500+ sqft. Dominion and M/I Homes put up the bulk of production homes through the 2000s and 2010s, but the neighborhood stands apart in Marysville for its complement of true custom-built homes sitting side-by-side with the track builds. The last few remaining parcels are held by Wing Homes, a local custom builder — so any new construction here is exclusively custom. Lots typically 0.22–0.30 acres; 2- or 3-car garages standard; annual HOA dues. Most home sales close within 16–20 days at full asking, though larger custom and upper-tier homes occasionally take 60+ days. |
The Retreat at Green Pastures

A distinct sub-community of attached ranch-style homes on Retreat Lane and Robins Crest Lane. The Retreat is the empty-nester and downsizer product within Green Pastures and is in consistently high demand for the price point. |
