How fast are homes selling in Marysville, Ohio in August 2026?
Homes in the Marysville school district that sold in August 2026 went under contract in a median of 12 days, or 8.5 days for resale homes. Homes that never cut their price sold in a median of 6 days.
If you read the August report from Columbus REALTORS®, you probably saw two numbers that sound alarming: the median sale price fell 8.6%, and homes took 42 days to sell. I pulled all 46 August sales from the MLS to see what's behind them. The story is more useful than either headline.
In short, well-priced homes in Marysville are still selling in about a week. Overpriced homes are the ones sitting, and they're taking the averages up with them.
The August 2026 numbers for the Marysville school district
These figures come from the Columbus REALTORS® Local Market Update for the Marysville Exempted Village School District, plus my own review of the 46 closed sales in the MLS. The first table covers all residential sales, both resale and new construction.

Year to date through August, the picture is calmer: 320 closed sales (down 3.6%), a median sale price of $384,450 (down 2.0%), and an average price per square foot of $197.21 (up 1.0%).
The "42 days" number is an average, and averages mislead
The report's 42 days is an average of the MLS days-on-market field, which counts days from listing to contract, not to closing. A few homes that sat for months pull that average way up. Five of August's sales had been on the market 196 days or longer.
The median gives you a better picture of a typical home:

Of the 46 homes sold in August, 18 went under contract in seven days or less, and 17 of those were resales. Once under contract, the typical home closed in about four weeks.
Why the median price fell
Much of the drop comes from which homes sold. Ten of August's 46 sales closed under $300,000, and eight of those ten were homes built before 1978, including four listed as built in 1900. That group pulls both the median price and the average price per square foot down. The typical resale home that sold in August had about 1,826 square feet.
The median price per square foot, which isn't as thrown off by a few unusual sales, was $193.12 for resale homes and $191.06 across all sales. The report's $187.00 figure is an average.
Buyers do have more room to negotiate than they did a year ago. But year to date, price per square foot is still up 1.0%. I don't read August as Marysville values falling apart.
Where sellers lose money: the first price
This is the most useful finding in the August data, and it matches what we saw in July.

On a $400,000 home, 93.5% is $26,000 less than the original asking price, plus about seven extra weeks of mortgage payments, showings, and uncertainty. Fifteen of August's 46 sales closed at or above their original asking price.
Across all 46 sales, sellers received an average of 96.3% of their original list price and 98.3% of their final list price. The gap between those two numbers is the price cuts. I go deeper on this in Why Some Marysville Homes Sell in 8 Days and Others Take 70.
What's for sale right now, by price range
Using the 102 active listings without an accepted offer as of September 15 and August's closed sales, here's how quickly each price range is selling:

Under $500,000, Marysville has about 1.4 months of supply. That's a seller's market by any standard. Above $500,000, buyers have plenty of choices, and much of that inventory is new construction.
Twenty-five of the 102 active listings are new construction, including 11 in Skybrook and 9 in The Residences at Bethel Woods. The median asking price for those new builds is $539,990, compared with $399,999 for resale homes. Active new builds have been listed for a median of 105 days, compared with 34 for resale.
One more thing to watch: 57 of those 102 active listings have already cut their price at least once.
What this means if you're selling in Marysville
- Your first price matters most. Homes that started at the right price sold in a median of 6 days at full asking price. Homes that didn't sold in 55.5 days at 93.5%.
- Under $500,000, you're still in a seller's market. At 1.2 to 1.7 months of supply, buyers are competing for well-priced homes in neighborhoods like Mill Valley, Green Pastures, and Chestnut Run.
- Above $500,000, you're competing with builders. New construction offers buyers choices, and builders can offer incentives. Your pricing and condition need to hold up against a brand-new home.
- Plan for about six weeks from listing to closing if you price it right. In August, homes that never cut their price took a median of 41.5 days from listing to closing. My pre-listing checklist helps you get ready.
What this means if you're buying
- Under $500,000, move quickly. A well-priced resale home typically goes under contract in about a week.
- Look at homes that have been listed a while. More than half of active listings have cut their price, and those sellers are often more willing to negotiate.
- Above $500,000, you have more leverage. With about 40 homes available and few sales, ask builders about incentives, rate buydowns, and upgrades.

What I'm watching in September
- Whether August's 45 contracts close. If they do, September sales should be close to August's 46.
- Price cuts on active listings. 57 of 102 have already cut. I want to see whether new listings start at more realistic prices.
- The $500,000-plus range. With 40 active listings and three August sales, builder pricing and incentives will shape that part of the market this fall.
